Hi everyone, I am trying to help my mother sort through some confusing paperwork/ info she received from her HOA. I posted this in r/insurance as well so hoping someone can help us out! Location: Florida My mother owns a townhome that was built in 2001. She is an end unit, so shares one wall and a roofline with 1 other unit in a row of 8, within a neighborhood of about 100 units total. She purchased it in 2008. She is currently self insured with HO3 insurance, but received a letter from her HOA outlining the following. They claim that because the townhomes are coming up on 20 years old, several tenants' homeowners insurance companies are dropping them, saying the roofs need to be replaced due to age/wear, but roofers aren't willing to take on the job unless all the units are replacing roofs at once since there is no delineating roof-line between properties. The HOA is proposing an amendment to the bylaws for the community, that would shift responsibility for insuring the roofs from the homeowners' private HO3 policy to a new HOA run HO6 policy.
